Act 715
Georgia ACT 715, formerly known as SB 406 and commonly referred to as the Property Owners’ Bill of Rights, is now Georgia law.
July 1, 2026
The initial phase of the law went into effect. This pertained to collection-related communications.
January 1, 2027
The remainder of the law goes into full effect. This makes significant changes to the payment hierarchy, expands access to association documents, and alters requirements for the foreclosure and lien process, among other changes.
December 31, 2026
The deadline for Associations to dually register with the Secretary of States office to be in compliance with Act 715. Associations may register at a later date, but their powers will be limited until or unless they choose to do so.

While Associations are not required to dually register with the Secretary of State’s office, NOT registering will limit the Association’s ability to collect fines or fees.

In addition to the existing Secretary of State registration process, Associations can dually register with the Secretary of State’s office via their website.

There are no known exemptions for Associations. The act defines an association as [insert] which includes [insert].

Associations have 30 days to update their registered information in the event of a material change, such as a change in officers or address, a passed amendment, etc.

Registration is required annually. It is unknown at this time if the filing fee is annual as well.
